The development will consist / consists of the demolition of an existing shed to the rear, the subdivision of the site and the erection of two new double storey with loft five-bedroom semidetached houses. The houses will be known as 51A and 51 B Dodsborough cottages. Each house will measure 217.7m2. The houses will have two new site access points from the private laneway to the rear south side of the site known as Shackleton Way. Each house will have space for 2 onsite car parking bays in front of the houses. The development will include all new perimeter walls services and service connections ancillary to the development.

The development will consist of a new water supply and wastewater infrastructure to the existing single storey family entertainment room to rear of back garden granted under planning reference SD21B/0528. Refer condition 3. Also Front gate design & external render finish of house under planning reference SD18A/0101. Refer condition 2 and 3.

Dividing the site into two plots; erecting a new 4 bedroom, detached three storey house in the rear garden of site, new boundary walls, 2 car spaces to front of house and all associated site works; the entrance to new house exits onto Shackleton Way.

The development will consist of the demolition of existing extension to rear, proposed construction of a two-storey extension with flat roof to side + rear of existing dwelling and a new single storey flat roof extension to rear of dwelling. Overhang to front entrance relocated to side extension. Proposed new 2200mm block boundary walls to divide rear garden - future separate planning application to rear garden. All other associated ancillary site works included in the application.

The development will consist of a new attic extension at second Floor Level to existing house , with raised walls on all elevations with new hipped roof over and pop out windows to front south and rear north elevations with new rooflights on ease and west side elevations

Retention permission will consist of a ground floor only extension to the rear of the existing house. Planning permission will consist of a new first floor extension to the rear of the existing house and all ancillary works.

Construct ground floor extension to west (side) elevation (12sq.m) and south (rear) elevation (23.7sq.m) of existing dwelling comprising of one bedroom, living and dining areas and all associated site works.
